TYPES OF TESTS

EICR: For residential properties. These checks should be carried out every 5 years, or if there has been a change or damage to the electrical system in the 5 year period after the EICR was completed. The EICR assesses the installation against BS 7671 which is the British regulations for electrical wiring and safety in the UK. PAT: This test checks that any portables appliances more than 1 year old, such as a washing machines, fridges , microwaves and kettles are safe for continued use by your tenants, where you rent out a property as furnished. The time period in between PAT testing being required can vary depending on the appliances being used, the frequency of use and the environment in which they are being used being used. Generally for residential property use we recommend that appliances are tested every 2 years, or on the change of tenancy. Gas : This has to be checked every year, and a Landlords Gas Safety Certificate has to be produced to verify that the gas appliances and system are in safe working order for continued use. Legionella Risk Assessment: Legionnaires’ disease is caused by legionella bacteria and is a kind of pneumonia (or lung infection). The legionella bacteria which causes the disease is sometimes present in cold or hot water systems in buildings. It is therefore important to try to keep the risk as low as possible by taking certain steps.
